Whispering Ranch, Arizona was subdivided in the 1960’s and sold to investors all over the United States. Many of those first investors still own their property. The subdivision is currently located about 12 miles west of the fast growing town of Wittman, AZ and about 15 miles south of Wickenburg. Most of roads, including those maintained by the county, do not have street signs of any kind. These roads are navigated by the original iron survey markers at each intersection (N-1, S-2, W-3, etc). Most parcels do not have electricity or water on the property. This is one of the original maps for Whispering Ranch:

Location and Access:

Whispering Ranch can be accessed from Wittmann using Patton Rd or Wickenburg using Vulture Mine Rd. To reach Whispering Ranch from Phoenix:

 

1)                  Take I-10 west of Phoenix to Estrella Parkway (loop 303).

2)                  North on Estrella Parkway to US 60.

3)                  Northwest on US60 to Patton Rd south of Wittman, AZ.

4)                  Left (west) on Patton 13.2 miles to 299th Ave.

The southern tip of Whispering Ranch is accessible from Patton Rd west of Wittman.  Some parcels in the southern tip have power on or near the parcel.  Dove Valley Road is the main East/West Road in Whispering Ranch and it gets washed out and can be difficult to navigate.  You will need a high profile vehicle to cross many of the washes.  307th Ave. is the main north south road through Whispering Ranch.

To reach the main area of Whispering Ranch from Wittman:

 

1)      West on Patton to 299th Ave.  Right (north) on 299th Ave ½ mile to Peak View.

2)      Left (west) on Peak View to 306th Ave (if you get to the Toyota proving ground you’ve gone too far).

3)      Right (north) on 306th Ave.  (306th curves into Dixileta).

4)      Left (west) on Dixileta to 307th Ave.

5)      North on 307th Ave.

Access Roads:

Improved roads in Whispering Ranch are dirt roads maintained mostly by the residents living in Whispering ranch and occasionally graded.  There are other named roads (and unnamed roads) used to access many of the parcels in Whispering ranch.  Most of these are not maintained by the county and they may require a high profile or 4-wheel drive vehicle to navigate the washed out areas of the road.  Some of the roads are washes that vehicles have used enough that it is now considered a road.  Caution should be used on all roads when rain is near by.

Land Profile:

Whispering Ranch is prime land that speculators believe will be annexed in the next 10 years (it could happen in five years).The map on the previous page shows the current boundaries for Buckeye (indicated in light green). Many speculators believe the annexation will change the deed restrictions to allow the five acre parcels to be split up into smaller parcels. There are currently no plans for a bridge over the Hassayampa River on Patton Rd. There is a study underway for a bypass route around Wickenburg and most of the proposed routes would put a bridge over the river just north of Whispering Ranch. A bridge in this location would greatly increase access to the community of Morristown. According to the Arizona Public Service (APS) website, APS has plans to build a substation near Whispering Ranch - no time frame is indicated for this substation but annexation should make the difference. The big power lines running along Dove Valley Rd belong to SRP and are not a source for power in the area. There is water under the Whispering Ranch area. It’s deep and drilling the well will cost about $12,000 (the location of the parcel and how easily they find water will make a difference in the cost).

What is the present value of a 5 acre lot on Whispering Ranch?????

Armin -
It’s difficult to give a present value of bare land in a down market because few properties are sold. Many sellers must drastically reduce the price in order for it to sell - it’s very difficult to sell if there are *no* buyers.
Only four of the 5 gross acre lots have sold in the last year. The sales prices were from $15,000 to $35,000 per lot.
