Real Estate Contracts and Forms. We use a bundle of them in every real estate transaction. On this page you can view and download sample contracts and forms provided by the Arizona Association of Realtors (AAR).
The Residential Resale Purchase Contract is the primary form used in residential sales. There is a corresponding Purchase contract used for land and lot sales. These contracts were revised in May 2005, the first revisions since 2000. The changes were numerous, and impacted all involved in the transaction -- buyers, sellers and lenders. If you are interested in the details of the revision, you can find more at the AAR web site. Parts of the AAR site can only be accessed by licensed real estate agents, but much of it is open to the public.
Below are the most common contracts and forms used. For a lager (but not complete) list, please see this page of the AAR site. These are PDF files, which require Adobe Acrobat Reader (which you most likely already have).
Residential Resale Purchase Contract
This contract between a buyer and a seller establishes the terms and conditions of the sale of residential property. There is a lot of "boilerplate" language, in addition to many items that can be modified by either party.
Land Resale Purchase Contract
This contract establishes the terms and conditions of the sale of land between a buyer and seller.
Residential Sellers Property Disclosure Statement (SPDS or "Spuds")
Sellers are obligated by law to disclose all known material facts about their home to the buyer. This form assists the seller in making these disclosures.
Land Sellers Property Disclosure Statement (SPDS or "Spuds")
This is the form that land sellers use to make legally obligated disclosures about their property to buyers.
Buyer Inspection Notice / Sellers Response (BINSR)
This is the form a buyer uses to notify the seller of requested repairs. Sellers are not obligated to make any requested repairs, but the buyer retains the right to cancel the contract in that case. Strict timelines apply to inspections and responses.

Outlines terms and conditions when a home is in a Home Owners Association
Loan Status Report (LSR)
This document outlines the type and terms of a buyers financing as well as the level of pre-qualification. An LSR is required to be submitted with any purchase contract.
Loan Status Update (LSU)
This document is used by lenders to update the staus and condition of a buyers financing from contract acceptance through final funding.
Agency Disclosure
This form explains various forms of agenct representation -- who your agent works for.
Buyer Broker Agreement
Many agents require their buyer clients to sign this form. It locks you into using their services. We prefer to provide great customer service so our clients WANT to work with us. A form is not the right way to build customer loyalty.
