Changing the Subject Matter of this Blog

I'm seriously considering scrapping the "Phoenix Real Estate News" title and subject of this blog and replacing it with something along the line of "The Point 2 Agent Help Blog".  I already cover a lot of Phoenix real estate news on The Phoenix Real Estate Guy. So why bother repeating myself here.

As for the Point 2 help... anyone that's spent more than a few minutes on the Point 2 Agent members forum has seen my posts. I like to think I've been able to help some people. I certainly won't leave that forum, I like it there. But as with any "help forum" it seems many of the same questions get asked over and over and over. So I was thinking that the next time I write a forum post about a problem/concern/need for help with a Point 2 site that I'll just copy it over here. That way the next time the question comes up, I can just post a link back to the blog that covered the issue.

Make sense?

What Do I Blog About?

Greetings folks! I hang out on the Point 2 Agent user forum a lot. (a LOT)  And I've seen several people asking about the new Point 2 blogging platform (which this very blog is running on).

A common theme seems to be "I don't know what to blog about!?"

Well, the folks at famousagents.com put up a fabulous list of 106 different ideas on this very topic.

The Carnival of Real Estate - 21st Edition is Up!

For all you new Point 2 Agent bloggers out there, you should check out the Carnival of Real Estate. It's a great way to read some of the top bloggers/blog posts. Submit an article to a weekly Carnival and watch your traffic take off!

This weeks Carnival of Real Estate host is Jon Ernest over at the Property Monger. Jon gives us his Top 10 today, with more to come tomorrow.

Scottsdale Airpark Area Continues to Grow

Employment at the Scottsdale Airpark has reached 50,000 -- beating estimates by four years.  Develoment space in the area is expected to increase 20% over the next four years and push employment to 55,000+. The Scottsdale Airpark is one of the largest employment centers in the Phoenix area.

Craigslist adds cities

Craigslist, the premier online classifieds site, has added another 135 cities -- bringing the total cities covered to 450. This according to Craig Newmark's blog. Given that he's the "Craig" in Craigslist, I'll take his word for the accuracy of the count....

 

The Carnival of Real Estate

Every week, there is a "Carnival of Real Estate" held in the "blogosphere". What the heck is a Carnival of Real Estate you ask?

It's where you can submit your finest real estate related blog post to the weeks "host", who will then review all the entries and select thier favorites. The host then links to those posts on thier blog for all to read.

Why? What's the point?  Well, several reasons. One, the host becomes, for that week, sort of a "one stop spot" for the best and brightest of real estate blogs. Two, having some great real estate blog posts in one spot is just kinda cool. There are a LOT of real estate blogs out there, from the brilliant to the bozos. The Carnival gives us a quick peak into the best of the best. Finally, it's a great way to get your blog noticed. I've found many wonderful blogs through the Carnival, and a lot of people have found me. (It's also a great boon to your traffic).

After playing with this new Point 2 Agent blogging platform, I must say....

Well done!

This thing rocks. 100,000+ Point 2 members should be taking full advantage of this.

 

Complaints on the Rise Against Arizona Real Estate Agents

This really shouldn't be a surprise.... as the number of licensed agents skyrockets, and as sellers get discouraged over longer times on market, then consumer complaints tend to rise.

As reported by KOLD News 13 in Tucson, the number of complaints filed with the Arizoan Department of Real Estate has jumped 53 percent since 2003 (right before the market really started taking off.)

Then there is this little gem about an agent in Chandler that lost his license both in Colorado and here. He failed to disclose here that he'd had his license revoked in Colorado -- basically for stealing earnest money deposits from his clients. Nice. And we wonder somtimes why the real estate sales profession is looked down upon by some. However, in all fairness, there are losers in any and every profession.

 

More Downtown Phoenix Redevelopment

The Arizona Land Group has purchased the Desert Sun Hotel On Grand Avenue and Roosevelt near downtown Phoenix for $2.1 million.

Actually, what they bought was 4.76 acres of land right smack in the middle of a major redevelopment area. (The main part of the hotel was heavily damaged by fire last year has has been demolished.)  $411K/acre for downtown land isn't a bad price at all.

Current plans are for a mixed-use project combining residential and retail space. But plans in this early stage can certainly change.

My web provider, Point 2 Agent, has just introduced a blogging platform. Since I already run a WordPress blog at The Phoenix Real Estate Guy, I'm not sure yet exactly what to do with this one, but it's a slick piece of software and I just can't help playing with slick software.

So for now, I'm going to see what happens if I just keep Phoenix real estate news on this blog.

But fair warning.... as readers of The Phoenix Real Estate Guy will testify, I tend to wander off-topic on occasion....
